Renters Insurance

Our community requires all residents to have tenant liability coverage. To make this easy, we automatically enroll you in our liability insurance program. If you prefer, you're welcome to provide proof of your own third-party policy, and our insurance charge will be removed from your account.

Flexible Payments

Flex is a better way to pay rent. For a small monthly fee, Flex covers your monthly rent on the first, and you pay it back at your own pace throughout the month.

What is a guarantor?

A guarantor is an individual that signs a lease agreement along with a renter promising to uphold the lease agreement in the event a renter defaults on their financial obligations. The guarantor can be a parent, spouse, extended family member, or a friend but will need to be in good financial standing and pass all necessary screenings.

Will I need a guarantor for my lease?

If you do not meet the qualifying criteria when applying individually (proving you make 2 times the monthly rent) or fail to pass our background and credit check then you will need a guarantor or to pay the entire lease term up front.

If I don’t have a guarantor, how can I still qualify to live here?

If you are not a student and do not qualify individually or have a guarantor to sign with, we’ve partnered with Leap, a lease guaranty service, to offer an additional way to qualify. Visit LeapEasy.com to learn more!

If you are a student, you can enroll in our Guarantor Waiver Program through your online application. The cost for this service is to be paid directly to the property with your monthly installment amount. Please contact the property directly for detailed instructions on how to select this option on the online application.

Do I need to be a student to live here?

No! As long as you meet our qualifying criteria you do not need to be a student to live here!

What’s included in the rate?

Water, trash, and sewer services are included in your monthly rental installment.

Do the apartments and townhomes come furnished?

Yes, our apartments and townhomes are fully-furnished and include a full-size bed, desk, desk chair, couch, armchair, flat screen TV (apartments only), and dining furniture.

How do the installments work?

Our Resident Housing Contracts are installment based, in which a total contract amount can be paid in full at the beginning of the lease, in two semester installments, or in 12 equal monthly payments. If you’ve chosen the option to submit the total contract amount in 12 monthly payments, each of those installments are due on the 1st of each month, including August 1st and September 1st.

Is there parking available?

Yes! We offer reserved parking spots for residents but please note that spaces are limited. Contact our office for availability and rates!

Are the apartments pet-friendly?

Yes, our apartments are pet-friendly! Each apartment is allowed to have a maximum of 2 pets with the exception of restricted breeds that can be provided by the leasing office.

Do you offer roommate matching?

We offer a comprehensive roommate matching form that our dedicated staff thoroughly evaluate to find the most compatible roommates.

Do I need renters insurance?

When you sign your lease, you are automatically enrolled in our group landlord liability insurance program—no additional steps are required on your part! However, you’re welcome to purchase your own third-party renter’s insurance policy if you’d like protection for your belongings.

What is Individual Leasing?

Individual Leasing, also called “by the bedroom leasing”, means that you are only responsible for your bedroom, bathroom, and shared common area. If another roommate decides to skip, sublet/lease-takeover, or damage the apartment in any way they are liable for the rent and damages in their individual space, unlike in joint leases.

How do I apply for an apartment?

What is the difference between River Club Apartments and The Townhomes at River Club?

River Club Apartments offer 2, 3 and 4 bedroom apartments in a 93-acre park-like location off Macon Highway. The Townhomes at River Club offers 3 and 4 bedroom townhome-style residences located on 32 acres of rolling hills, about a half mile away off Timothy Road. Both locations are served by Athens Transit Route 9 and residents can enjoy all the amenities of both communities.
